The Biggest Mistakes to Avoid When Selling Your Home in The Phoenix West Valley

1.  Not using a Realtor


You can argue with me all you want but here are the numbers.


*  Only 9% of all homes sold in 2012 were sold by FSBO


*  Out of all people that start out FSBO over 80% will eventually list with a Realtor.


*  Average price of homes sold in 2012 by FSBO –$174,900


*  Average Price of homes sold in 2012 using a Realtor–$215,000


*  Most (Most, not all) people are not saving $$ by selling their homes by themselves they are losing $$ because they don’t have an experienced Realtor negotiating the Sale of their home.


 


2.  Not choosing the right Realtor


A.  What you Don’t want


* Inexperience–  “Um, what do you think we should do here…” is not what you want to hear from your Realtor.


*  An over emotional Realtor–not going to help your negotiations much


*  A Realtor with little or no passion– You need someone who will treat the sale of your home like it was their own.


*  A Realtor who lies– Yes I said it, if they tell you your home is worth 50k more than it is just so they can get the listing they are a liar.  Do you really want to deal with a dishonest person for the next 6 months?


B.  What you do want


*  Experience– Both in years and number of listed and sold homes.


*  Balance– Someone who is level headed enough to negotiate for you the best deal.


*  PASSION–  Someone who enjoys what they do!


* Honesty– You may not want to hear that your home is only worth “x”, but at least you know the person sitting in front of you is being honest and is not deceiving you just to get the listing.


 


3.  Overpricing your home


*  If you read my blog much you will see this come up a lot.  It is because it is probably the BIGGEST mistake you can make.  Let the market dictate your selling price not emotions.


 


4.  Not actually being ready to sell


*  If you want to sell you need to be ready to do what it is going to take.   In terms of stress level, selling a home ranks right up their with divorce and death of a loved one, get ready.


 


5.  Not Preparing your home


*  Be it staging, cleaning, fixing things or removing clutter etc., prepare your home.  First impressions are everything and without a good one you may miss the one buyer who would have paid more than you were asking for your home.
