Pricing your home to sell in the Phoenix West Valley

Let me ask a question.  When you hire a Realtor, do you want them just to put a sign in your yard or do you want them to actually sell your home?


Here is the reason I ask the question and this might also help explain to you why some Realtors have no problem listing your home above market value even when they know it is not going to sell.  If I am doing my marketing correct, every month my sign sits in your yard I should be able to pick up at least one lead from that sign.  So, in all honesty the longer my sign sits in your yard the better it is for me.  Technically I could let my sign sit in your yard for 6 months and get 6 good leads without your home even selling.  When you want to list your overpriced home with me you are actually doing me a favor.


Now let me ask the question again, When you hire a Realtor, do you want them just to put a sign in your yard or do you want them to actually sell your home?  Get the point?  The market is going to dictate the value of your home along with market trends etc.  I can list your home all day long for some random number that was made up in some dream world and I can work the leads from my sign being in your yard.  What I would rather do is list your home for fair market value and focus on selling your home.  The choice is yours.


As your Realtor my job is to sell your home for as much as I can possible get you in the shortest amount of time.  This does not mean we need to overprice your home in order to get you that amount.  Did you know that if you overprice your home by just 10% you actually cut the number of buyers that will come in and view your home in half.  Whereas if you price your home 10% below market value you will increase traffic into your home by 15%.  More traffic means more potential offers which increases the chance of having a bidding war on your home.


Pricing a home is one of the most important aspects in selling a home.  Price it wrong and you sit for 6 months losing money.  I get that you want as much as possible for your home and I want you to get that amount.  What you need to understand is that amount has a limit.  The market will dictate what that limit is.  This does not mean that you cannot price your home above other homes in your area.  It does mean that you need to do so within reason.  Being over priced by 50k on a $200,000 home is not within reason.
