Are you considering renting a home in Surprise, AZ. or in one of the surrounding areas? Here is an idea of what rental fees you can expect. This will not fit every property management company or situation but it will give you a pretty good idea of where to start.
The first fee we want to talk about is the credit check fee. I have seen this range from $25 all the way to$75. $40 is about average so we will use that amount. Understand that this is per anyone that is going to live in the home that is over 18, children included. We have 2 adults for our example so our move in costs so far is $80.
The next fee is the monthly rent amount. Your amount may vary but for our example we are going to use $1000. Our total move in costs is now up to $1080. Another fee that we need to discuss is the security deposit. This amount is usually equal to a months rent and is usually fully refundable as long as the home is left in good condition when the tenant moves out. As of now, in our example, we are looking at $2080 total move in cost.
The forth fee I would like to talk about is earnest money. I have seen this amount range from $300-$1000 but usually it is around $500 in the price range we are talking. The Earnest money usually will apply towards either the security deposit or the first months rent, so in most cases it is not an extra cost. This amount simply needs to be put down to hold the home until you move in. Our move in cost still stands at $2080.
The next fee will be a cleaning deposit. Again, this amount will vary but an average I have seen is $250. Sometimes this is refundable at the end of the lease, sometimes it is not. Move in costs is now $2330.
The next fee we will discuss is the pet deposit, again $250 seems to be pretty normal and sometimes this is per pet. In our example we have no pets so we don’t have to worry…total move in cost is still $2330.
What other various fees might you see? Some cities have a rental tax that the tenant pays, this is added on to the monthly rent and is around 2%. Some property management companies will also charge an admin fee, this can range from $150 or more. As you can see, if we had more adults and a couple of pets our move in costs could easily hit the $3000 mark.
