The Kilber Group: Home Selling Tip# 2: Make Needed Repairs

After you have made the decision to sell your home the next thing you should do is to make needed repairs to the home.

Making needed repairs or updates is not necessarily about getting more money out of the sale of your home, although that may happen. Rather, it is about getting your home ready to show. Remember first impressions may mean the difference between your home selling or sitting unsold for months. Making needed repairs may result in you getting more money for your home and it may help sell your home quicker. However, the goal of making any repairs is to get your home ready. Depending on your market, especially if you are in a down market, this may also save you money in the long run as the faster you sell your home in a down market the better..

Making needed repairs or updates to your home really depends on your market and I do not always advise this. Sometimes it can be just a waste of your money. Phoenix just went through several years of heavy REO (Foreclosure) sales. In most cases, putting money into your home to sell it during that time was a complete waste.

The kind of repairs I am really talking about are: Drywall repair , painting where needed, replacing severely worn or damaged carpet , making sure all closet doors are actually on and working in the bedrooms. As well as: replacing damaged blinds and making sure if there is an empty spot for a ceiling fan that a ceiling fan is actually in place.

Making the right repairs, in the right market should help your home show better, may help your home sell faster and just might help you sell your home for more $$.
